Back when the original St. Aloysius Parish was built in the early 1900s, Northeast was growing by leaps and bounds. Scenic boulevards attracted some of Kansas City’s power elite, who erected great mansions of brick and stone. Churches and schools sprang up overnight to serve the growing population.

Change, however, affected the community, and dwindling congregation numbers forced the Kansas City Catholic Diocese to merge “St. Als” and Assumption Parish in order to streamline operations and cut costs. This week, we feature the former St. Aloysius Parish complex located at 2611 E. Ninth St., listed by Don Nickell of Victor Ross Real Estate. The almost one-acre parcel centrally located at 11th Street and Prospect Avenue consists of three buildings and is turn-key ready for the new owner, whether it be church, non-profit or community center.

The main sanctuary, with seating for close to 400, was built about 35 years ago and is roughly 8,300 square feet. It includes two kitchens and ample fellowship space for socials and community events. An added bonus is that the church pews are still in place and are included in the sale. The Hicks Memorial building (named for Father Hicks) was erected in the mid-1990s and consists mostly of classroom space. The Rectory, originally built in the 1950s, is on site as well and is comprised of office and conference space.

All of the buildings are completely updated with modern heating, ventilation and air-conditioning systems for year-round comfort. Ample parking areas are situated on both sides of the facility and can accommodate almost 100 cars. All of the roofing is in excellent condition and show no leaks.

Although the Diocese has priced the parcel for quick sale, it still has a keen interest in making sure whoever buys the parcel is a contributing member of the Independence Plaza community.

List price has been reduced to $395,000, well below market rates for the square footage offered. If you’re looking for additional space for your school, non-profit or newly christened church, this may be the property you are looking for. A quick phone call to Don Nickell at Victor Ross Commercial Realtors will get you a private showing of this centrally located, highly marketable parcel. Call Don today at (816) 483-0500.
