Outstanding retail opportunity at Truman and Hardesty

For over 40 years, the Truman Road Thriftway was a staple at Truman and Hardesty. A little over a year ago, the building was part of an aggressive development plan that would have brought a new grocery operation to the 3.3 acre site. That plan, however, fell through and the building is now listed by the Victor Ross Commercial Real Estate Company.

The listing consists of a 16,800 sq. ft. building on 3.3 acres. A large asphalt parking area with one Hardesty egress and two Truman Road entrances is big enough to handle approximately 100 vehicles.

The building itself has everything a full-line grocery operation would need including loading docks, storage areas and all equipment and fixtures that were in place at the time the store closed.

A quick peek in the windows reveals shelving, refrigerators, freezers, shopping carts, work counters, everything that makes this parcel literally turn-key for the new retailer.

According to listing agent Victor Cascio, the Truman and Hardesty intersection has roughly 25,000 to 30,000 cars that pass this location every day, giving it some of the highest visibility and traffic on the entire east side – meaning a highly desirable location for any kind of medium-sized retail operation like hardware, auto parts or warehouse grocery. The facility could even be refitted as an event venue.

The total package is listed at a mere $475,000 for the building, fixtures, hardware and the 3.3 acre site. If you’ve got an eye for a high traffic retail space that would fit the Truman Road Corridor, call Victor Cascio at (816) 483-0500 and arrange an exclusive showing.
